Maintenance Staff

JOB DESCRIPTION

Steady Property Management is Corner Brook’s premier property management company specializing in residential rental homes and condominium management.  Trusted with more properties than any other local firm, our company is growing fast and we are now looking to add a  maintenance Staff to our team! We offer a competitive wage and great growth opportunity.

The ideal candidate will have ample experience in residential maintenance and repairs, have high flexibility/ availability and will own their own transportation. 

Responsibilities:

  • Supervise and participate in the modification, repair and maintenance of rental properties, equipment and systems.

  • Performs minor electrical work such as replacing light bulbs, ballasts, switches and light fixtures.

  • Perform paint, plaster and drywall repairs.

  • Perform minor plumbing repairs.

  • Communicate effectively with tenants, clients and managers.

  • Participate in and supervise snow clearing operations.

  • Establish and co-ordinate work schedules with others when planning and completing projects.

  • Calculate the quantity of materials and of supplies needed and to prepare requisitions for Managers.

Requirements:

  • Lifting or moving objects of up to 50 lbs. is required to occasionally perform tasks such as moving furniture/appliances, shoveling snow, operating a snow blower, climbing ladders, lifting building materials, garbage bags etc.  Typical lifting is much lighter.

  • Have experience using power tools such as table saws, electric drills, voltage meter,  lawn mower/tractor, chainsaw, vacuum and snow blower.

  • Must Own pickup truck or appropriate vehicle and be willing to use it for work (Kilometric rate will be paid)

Inter Personal Skills:

  • A wide range of interpersonal/communication skills are required and include listening to and interpreting direction from a manager, asking questions to determine repair requirements, and from time to time, providing information and direction to other contractors and trades people.

  • The most significant contacts are with tenants when accessing and maintaining their occupied property. Creating a great experience for tenants and homeowners is a top priority. 

Formal Education and/or Certification(s):

  • Minimum: High School Diploma; Possession of a valid driver’s license issued by the Province of Newfoundland Labrador.

  • The ideal candidate will have a formal education or skilled trade in the construction field or of equivalent experience. 

  • A copy of a Certificate of conduct will be required.

  • A valid First Aid Training certificate

 

Wage and Benefits

  • Pay based on experience

  • Overtime 1.5 x rate of pay (over 35 hrs)

  • Overtime 2 x rate of pay (statutory holidays)

  • 6 weeks vacation per year

  • allowance for use of personal vehicle
